Coverage Explained

What’s In A Homeowners Policy

A homeowners policy is a bundle of parts, and on the coast it often comes in two halves. Knowing which half covers what is what makes two quotes comparable.

Lender may require

Dwelling

Rebuilds the house itself — walls, roof, built-ins, attached garage. Insure it for the cost to rebuild, not the sale price; on the coast those can differ widely.

Standard

Your Belongings

Furniture, clothes, electronics — everything inside. Ask whether it pays replacement cost or actual cash value; after a total loss, the gap is often thousands.

Standard

Liability

Covers you if someone is hurt on your property, or you damage theirs, and you’re held responsible. Small medical bills for guests are paid regardless of fault.

Standard

Loss Of Use

Pays for a rental or hotel, and the extra living costs, while your home is being repaired after a covered loss.

Often separate

Wind & Hail

Coastal home policies often exclude wind and hail, which is then written separately — by a private carrier or the state wind pool. Make sure you have both halves.

Not included

Flood

Standard homeowners policies don’t cover storm surge or rising water. Flood is a separate policy entirely — see flood coverage.

Why Us

Why Buy It Here

The policy is only half of it. The other half is who reads it with you, who picks up when you call, and whether anyone checks it again at renewal, when coastal rates move.

Independent, Not Captive

We don’t work for one carrier. We work for you — and we can move you when a carrier stops being the right fit.

Over 100 Markets

One conversation puts your risk in front of more than a hundred markets instead of a single company’s rate table.

We Shop, You Don’t

You give us one set of details once. We handle the comparing, the follow-up and the review at renewal.

We Know Coastal Homes

Our office is in Ocean Springs. Wind pools, named-storm deductibles and fortified roofs aren’t special cases here — they’re part of every home policy we write.

FAQ

Home Questions We Get

The five that come up most on a first call. If yours isn’t here, call the office — you will get a plain answer, not a sales pitch.

After a hurricane, is the damage wind or flood?

It depends on what did it, and the answer decides which policy pays. A roof torn off, and rain driven in through the opening, is wind. Water rising from outside — storm surge, a flooded street — is flood. On the coast, carrying both is the only way not to be caught between them.

What is a named-storm deductible?

A separate percentage deductible for wind, hail and rain damage during a named storm, which replaces your usual deductible for that event. It’s typically 1% to 5% of your dwelling limit. On policies from standard carriers, Mississippi regulation sets exactly when it applies — from the moment the National Hurricane Center issues a watch or warning for any part of the state until 24 hours after the last one ends — and requires the dollar amount on your declarations page. Find yours before hurricane season, not after.

What is a Fortified roof, and will it lower my premium?

Fortified is a construction standard from the Insurance Institute for Business & Home Safety, built to resist high winds, in three levels: Roof (once called Bronze), Silver and Gold. In Jackson, Harrison, Hancock, Stone and Pearl River counties, Mississippi law requires insurers that write wind coverage to give a discount for a home built or retrofitted and certified to a Fortified level. If you’re replacing a roof anyway, talk to us before you choose the contractor.

How much dwelling coverage do I need?

Enough to rebuild the house at today’s construction costs — which isn’t its market value or what you paid. Rebuilding costs on the coast climb after major storms, so a limit set years ago may now fall short. We’ll estimate it with you.

What can I do to lower my premium?

Carriers reward a newer roof — metal especially — storm shutters, a monitored fire and burglar alarm, and Fortified certification. Raising your deductible lowers the premium too, but on the coast, weigh that against the wind deductible you already carry.
